Residential single family subdivision design has been our bread and butter for nearly 10 years. We have designed everything from large master-planned communities to one and two lot infill projects.
We also have a vast amount of experience in multi-family projects such as apartments, condominiums and assisted living projects. We are often called upon to perform ALTA’s and topographic surveys for potential multi-family sights, prepare preliminary site plans for conditional use permit or other site approvals, prepare condominium tentative and final maps and of course, prepare improvement plans and provide construction staking and construction management services for multi-family projects.

The Parkway, Santa Nella, Merced County, California
The Parkway is part of a 2,600 acre specific plan in the unincorporated community of Santa Nella in Merced County. Located along Hwy 33 between I-5 and State Route 152, Santa Nella will provide nearly 5,000 homes for commuters to the San Jose area.
Fairway Oaks, Ripon, California
This unique gated community nestled beside the Spring Creek Oaks Golf Course in quiet Ripon, California incorporates a linear park into the streetscape that is lined by beautiful semi-custom homes.
Westgate Apartments, Tracy, California
Westgate Apartments is a 225 unit apartment complex in Tracy. The drawing shown is courtesy of Knox Landscape Associates in Sonora, California, who provided the landscape architecture design for the complex.
Valle Del Sol, Stockton, California
This beautiful 76 unit townhouse was developed by Visionary Home Builders, who specialize in year round farm housing projects. The project includes Head Start, a health clinic, job placement, classes to teach English as a second language and many other services.
Oleander Estates, Manteca, California
This 545 lot master planned community is located on the south side of Manteca. Incorporated into the design is a 2.5 acre site reserved for the Manteca Boys and Girls Club and two neighborhood parks. Lot sizes range from 4,000 sf to 8,000 sf.
The Vineyard, Oakdale, California
This 300 lot residential development is nestled against a bluff on the west side of Oakdale. It is part of the Bridle Ridge Specific Plan. It includes single family residential lots ranging from 5,000 to 10,000 square feet, approximately 11 acres of medium density residential, and 4 acres of high density residential.
Redbridge, Tracy, California
This 440 lot subdivision on the west side of Tracy, California was voted the #1 community in Tracy. Unique design features include privately-maintained tree-lined streets with separated sidewalks, a decomposed granite jogging trail, a five-acre central park with a general store and swim club. The alley-loaded homes create a beautiful street scene by eliminating the need for driveways to the street.
South West Gateway, Lodi, California
This 1,700 unit mixed-used master planned community on southwest side of Lod, includes extensive park and open space amenities as well as multi-family and commercial.
Sundance, Modesto, California
This gated community with lots backing up to a private lake is a signature project of the Grupe Company. The lake serves as both a recreation and view amenity for the residents as well as storage for storm water runoff.
Sundance, Manteca, California
Same name as the one above, but different project. A 650 lot mixed-use master planned community in Manteca featuring commercial, high and low density residential.
Primavera, Manteca, California
This 495 lot master planned community by Raymus Homes is located on the northeast side of Manteca. This beautiful community includes integrated neighborhoods connected to an elementary school site, a 6-acre park and 51 custom built estate lots within a gated community.
The Commons, Elk Grove, California
The site for this 96 suite Assisted Living facility located in Elk Grove included 8 very large Heritage Oaks along the west property line that will provide a beautiful atmosphere for the seniors who live here. Drawing courtesy of CB2 architects.
